A major lifestyle village and aged care facility that will create 253 new homes has been approved on River Springs Drive, Avoca.

Potential buyers have already expressed an interest in the lifestyle village and, pending further approvals, work could start within months.

Bundaberg Regional Council planning and development spokesperson Cr Ross Sommerfeld said it was welcome news for the growing area.

“Branyan and Avoca are experiencing high levels of interest for residential and commercial investment so it is wonderful to see this application approved which will provide another lifestyle option, adding to the area’s appeal,” Cr Sommerfeld said.

“The lifestyle village component of the development will provide 163 two or three bedroom homes that can accommodate caravans and RVs.

“With Bundaberg boasting the second highest number of caravan registrations than any other postcode in Australia it is no wonder we are seeing an increased interest in this form of development.

“The residential care facility will include 90 rooms with onsite medical assistance providing accommodation for residents who cannot live independently and who require regular care.”

Developer Les Hancock is a former Bundaberg solicitor who has been involved in several developments in the region over the past 30 years.

Mr Hancock was one of the founding developers of the Coral Cove golf course and estate.

The development is now expected to progress to operational works design including earthworks, roads and services.

“The village master plan details a number of communal facilities for the lifestyle village including a community centre, swimming pool and bowling green,” Cr Sommerfeld said.

“More than half of the 22.4 hectare site will be dedicated to open recreational space, including a lake.

“This will not only enhance the lifestyle appeal for potential residents but would appropriately utilise flood constrained land along the riverbank.”
