Vacant land between Shelley Street and Burnett Heads Road could be developed under a proposal put forward in a new residential development application.

Development activity in Burnett Heads continues to build with a 139-lot residential subdivision approved on Shelley Street.

Close to the CBD and a short distance from the ocean, the development will see more people taking up the increasingly sought-after Burnett Heads lifestyle.

The residential development will reconfigure one lot, which fronts Shelley Street and extends down Rickerts Road to Burnett Heads Road, into 139 home sites and two drainage lots.

Bundaberg Regional Council Group Manager Development Michael Ellery said lot sizes would range between 600 and 838 square metres.

“The development is proposed to be constructed over four stages with 41, 36, 32 and 30 residential lots to be delivered in the respective stages,” Michael said.

“Properties within this development will also be connected to Council’s sewage network.”

An application has been lodged for a 139 lot Burnett Heads development.

The application says “the broader aim of the proposal is to achieve a diversity of choice in lot sizes”.

“The proposed development comprises a mix of lot sizes which are compatible with the future development of dwelling houses and dual occupancies,” the application states.

Michael said applications for any future dual occupancies within the Shelley Street development would need to comply with Council requirements.

“Council’s planning scheme encourages a mix of housing choice including some dual occupancies but also requires that new development protects existing character by ensuring that the area remains predominantly single houses on each lot.”

The Shelley Street development application also recognised the site’s location within a planning coastal protection overlay and sea turtle sensitive area.

For this reason, the applicant has stated “street lighting, park lighting and outdoor lighting shall be the most energy efficient, dark sky compliant, and amber lighting available”.

“All construction will be appropriately managed … [and] all street lighting will be appropriately designed and installed to ensure it does not adversely impact on sea turtle nesting areas.”

  1. Shelley Street Development- why are these lots built on top of each other, all squashed together? So much land, so why not bigger lots? No trees, no breeze. Just another suburban housing estate. Is this the best you can do Bundaberg Council?
